The business park Parc Sagunt I is presented in Madrid
The Chairman of the company Sociedad Parque Empresarial de Sagunto (PES) and Secretary for Industry and Energy at the regional Government of the autonomous community of Comunidad Valenciana, Mr. José Monzonís, presented yesterday the project “Parc Sagunt I. An Opportunity for Entrepreneurial Development”.
External and professional developers from the real estate and financial industries have met in Madrid with the purpose of showing their interest in this industrial development plan, in which the state-owned industrial holding company Sociedad Estatal de Participaciones Industriales (SEPI), through SEPIDES has a 50% participation, and by the regional Government of the Comunidad Valenciana.
In the ceremony, Ms. Rosa Mª Mosulén Bravo, Chairperson of Grupo SEPIDES, the Vice President and joint Chief Executive Officer of Parque Empresarial de Sagunto, Mr. Iván Muñoz Jiménez, and the Director-General of the agency in charge of infrastructures of the regional Government of Comunidad Valenciana and joint Chief Executive Officer of the PES, Ms. Inmaculada Solernou Sanz gave speeches. The Mayor of Sagunto, Mr. Sergio Ramos Muniesa, also was present.
Parc Sagunt I has a surface for development of 3,033,646 m2, which turns it into one of the biggest business parks in Europe. It is located in a strategic area in the town of Sagunto (Valencia), and it is one of the places with more projection on the entire Mediterranean basin. Mr. Monzonís pointed out that Parc Sagunt will soon become one of the most important industrial development areas in Europe. “It is a project which goes well beyond the Comunidad Valenciana. It has become in an important project for the State”.
Of the total land, 30% has already been commercialized, but there are still 23 land plots left for industrial, logistical, or tertiary uses. “That the commercialization of 70% of the land plots is still pending does not constitute a failure of the business park, but is the result of the economic situation through which our country is going”, stated the Chairperson of the e Parque Empresarial de Sagunto.
Prices range between 79.84€/m2 and 243.03 €/m2, and the payment can be made in cash, or it can be postponed for up to 6 years. He also mentioned the special commercialization of two land plots for industrial use, with a land surface of 55,770 m2 and 50,000 m2, respectively (the latter can be divided in subunits, each with a 6,000 m2 surface) through the granting of surface rights.
This new commercialization option envisages a minimum time of 35 years, which can be extended for 5-year periods, up to a total maximum of 50 years, during which the beneficiary of the surface rights pays a canon of in between 0.45 €/m2/month and 0.53€/m2/month depending on the surface on which the right has been established, with a one year grace period. He did not rule out the possibility of applying this same method to other land plots.
Finally, he highlighted the existence of investment aids, among which he pointed out tax credits from the town council for up to 95%, although he also mentioned the loans granted by the financing state-owned institution Instituto de Crédito Oficial (ICO) and its regional counterpart Instituto Valenciano de Finanzas, or the aids for reindustrialization granted by the Ministry for Industry, Energy, and Tourism.
SEPIDES belongs to Grupo SEPI, a corporate holding which includes a total of 16 state-owned companies in which it has direct, majority shareholding participations, with a final workforce of more than 74,000 professionals in 2013; the Spanish state-owned television and radio corporation, Corporación Radiotelevisión Española, which is attached to SEPI, and one public foundation. Equally, SEPI has direct minority shareholdings in a further nine companies, and indirect shareholdings in more than one hundred companies.
